Selling your home in Drumcondra and Dublin 9

One agent from the first valuation to the day you hand over the keys. Agency Dublin values, markets and shows your home in person, and negotiates every offer personally.

Why sell with Agency Dublin

  • Local pricing. Your asking price is based on what homes on your road and in your area have actually sold for, not a national average.
  • You deal with one person. The agent who values your home also shows it and takes every call from buyers and solicitors.
  • Straight answers. Honest feedback after each viewing, and clear advice when an offer comes in.
  • Licensed and regulated. Agency Dublin is licensed by the Property Services Regulatory Authority (PSRA). The fee is agreed with you in writing before any work starts, as the law requires.

How selling works

  1. Free valuation

Agency Dublin visits, walks through the property with you and gives you a valuation in writing, with the recent local sales it is based on.

  2. Getting ready to sell

You will need a BER certificate before the home can be advertised, and your solicitor should start gathering the title deeds early. Agency Dublin can recommend local BER assessors and photographers.

  3. Marketing

Professional photos, a floor plan and a clear description. Your home goes on this website, where it also appears on the page for property for sale in your area, and Agency Dublin will agree with you where else it is advertised.

  4. Viewings

Agency Dublin shows the home in person, at times that suit buyers, and tells you what they said.

  5. Offers and negotiation

Every offer is passed to you promptly and recorded in writing. Agency Dublin checks that bidders are in a position to buy, including their mortgage approval, before you agree a sale.

  6. Sale agreed to closing

Once you accept an offer the buyer pays a booking deposit, and the solicitors take over the contracts. Agency Dublin keeps both sides moving until the sale closes, which typically takes 8 to 12 weeks.

Ways to sell

Most homes in Dublin 9 are sold by private treaty: the home is advertised at an asking price, and buyers make offers through the agent. It gives you time to weigh up offers and to check each buyer's position.

For some homes, such as those needing full renovation or with unusual features, a public or online auction can bring a quicker, more certain result. Agency Dublin will tell you honestly which method suits your home.

What it costs

Agency Dublin's fee is agreed in advance and set out in a letter of engagement before your home goes on the market. You will also have your solicitor's fees and the cost of a BER certificate. If the home is not your main residence, Capital Gains Tax may apply, so talk to your accountant. The guide to selling goes through every step and cost in more detail.
